At Let’s Review T.H.I.S. – Total Home Inspection Services, thermal imaging is used as an additional inspection tool to help identify temperature differences that may indicate insulation deficiencies, air leakage, moisture concerns, or other potential issues not readily visible to the naked eye.
For the most accurate and reliable thermal scans, certain environmental conditions are necessary. Following InterNACHI® thermal imaging best practices, a temperature difference of at least 10°F (5.6°C) between the interior and exterior is recommended.
Adequate temperature differences, stable indoor conditions, proper airflow, and appropriate camera positioning help improve the ability to identify potential deficiencies.
Weather conditions, direct sunlight, wind, humidity, heating and cooling equipment, reflective surfaces, and recent temperature changes can affect thermal readings. In some situations, these conditions may limit the effectiveness of the inspection or prevent certain deficiencies from being detected.
Please Note: Thermal imaging detects surface temperature variations, not moisture or insulation deficiencies directly. Suspected issues may require further evaluation or confirmation using additional inspection methods. Thermal imaging cannot see through walls, ceilings, or floors, and concealed defects may remain undetected.
Our commitment is to use thermal imaging responsibly and professionally, providing buyers, sellers, and homeowners with valuable additional information while clearly communicating the capabilities and limitations of this technology.
